Donny is an unseen character that Jo-Beth Casey mentions in the first Mansion Of Madness cutscene. He owns a gang that she is trying to join, and the only way he'd let her in is by having her go take pictures of zombies from the apparent haunted mansion.
When Cortez arrives at the mansion, and finds Jo-Beth trying to gain entry through a window, she initially assumes that he is a zombie, before realising he isn't. She then theorises that Donny sent Cortez there to try to scare her, before realizing Cortez wasn't from around the area, as he is unfamiliar with the undead, despite him fighting them on two occasions in TimeSplitters 2 (Siberia and Notre Dame), which took place just several hours prior.
Even when Cortez assures Jo-Beth that they are in a dangerous area, insisting that she should go back home, she refuses to back down from Donny's set task, persistent in finding zombies to photograph.
